Property Potential

Now you have viewed the property and are considering purchasing it.  What do you do next?  First, ask yourself a few things.  For one, is this business expandable?  Is there room for more units, rooms, a pool, game room or even a restaurant?  The potential for expansion may not be as crucial for you now as it may be 5-10 years later when you want to expand or are ready to sell your property.  Remember, this is an investment and one good way of making more is having more!  Expansion can be the key.  If all the land area is already cramped and there is no open space, should you invest in this property?

Many people will be totally content with the current revenue of their business.  As times change, the question then becomes, will the current revenue stay intact if you do nothing to expand and offer more?  Secondly, take a good look at the clientele your business supports.  Smaller resorts and B&B's have repeat customers.  These repeat customers are probably 70% of the yearly income.  Most of these customers have specific reasons why they choose to stay with you rather than with others down the street.  In any case, can you continue to offer the same accommodations year after year?  And even more importantly will you continue to enjoy it?  Take a good look at what they currently offer and then honestly ask yourself…Can I do that?
